October 2026 Real Estate: What Buyers Can Negotiate That They Couldn't Before
Lower price? Lower rate? Builder incentives? Seller concessions? Here's how to think about the fall Atlanta housing market.
If you're thinking about buying a home in Atlanta this fall, there's an important shift happening that has little to do with simply asking, “Are home prices going up or down?”
The more useful question may be:
“What can I negotiate?”
After several years when buyers often had to move quickly and compete aggressively, today's market is giving many buyers more time, more choices and more opportunities to negotiate.
But there is an important distinction:
More negotiating power does not mean every home is negotiable.
The opportunity is greatest when you know where to look and what to ask for.
1. A $500K home with a lower rate vs. a $450K home with a higher rate
Let's start with a scenario I think every buyer should understand.
Imagine you're compari ...

Are Atlanta Home Prices Dropping? Atlanta Homes Are Now Competing for Buyers
What the latest August 2026 data means for Atlanta buyers and sellers
If you've been searching "Are Atlanta home prices dropping?", the answer is: some measures are down, but the bigger change is happening in the balance between buyers and sellers.
Atlanta's housing market is moving into a more competitive environment for sellers and a more selective environment for buyers.
According to Georgia MLS, the Atlanta Core residential market recorded a $400,000 median sales price in August 2026, down 1.7% from August 2025 and 4.8% from July 2026.
At the same time, pending sales dropped 28.9% year over year, while active listings reached 22,897, up 3% from the previous year.
So what is happening?
Atlanta's market is shifting
One of the clearest descriptions comes directly from Georgia MLS:
"Atlanta has moved from a market where buyers competed for homes to one where homes compete for buyers."
That doesn't ...

Getting Two Tax Bills in Johns Creek This Year? Here’s What It Actually Means
If you own a home in Johns Creek, your 2026 property tax bill may look a little different this year, and you may have heard something that sounds even more alarming: you could receive a second bill.
Yes, that is a real possibility.
But before you worry, here is the important distinction: this does not mean you are being taxed twice. Fulton County issued temporary 2026 property tax bills because the county's tax digest was delayed. A final reconciliation will happen once the digest and 2026 millage rates are finalized. Depending on the final calculation, you could receive a refund or an additional bill.
Here's what Johns Creek homeowners, buyers and sellers need to know.
Wy Did Fulton County Issue Temporary Tax Bills?
Every year, Fulton County prepares a tax digest, essentially the countywide record of property values used to calculate property taxes.
This year, the 2026 digest ...

What Roswell's New Hillrose Market Means For Your Home Value
Crews broke ground this spring on Hillrose Market, a seven-acre, mixed-use project rising right where the old Roswell Police Department used to sit, directly across from City Hall. If you have driven down Hill Street between Atlanta Street and Ellis Street lately, you have probably seen the fencing and the equipment.
This is one of the biggest changes downtown Roswell has seen in years, and it is already changing the conversation buyers and sellers are having about the neighborhoods around it.
Will Hillrose Market Raise Home Values Near Downtown Roswell?
Here is the short answer. Yes, most likely, and it usually happens faster than people expect. Big walkable developments with retail, dining, and green space tend to pull home values up for the streets around them well before the ribbon cutting, because buyers start paying a premium for the lifestyle they can see coming. Roswell has limited inventory near its historic ...

North Point is poised for a major transformation. Here’s what Alpharetta homeowners and buyers need to know before the puck drops.
If you own a home in Alpharetta, especially anywhere near North Point, GA 400, Old Milton Parkway, Avalon or the surrounding North Fulton communities, there is a development story you should be watching closely.
On August 24, 2026, Alpharetta City Council voted 4–3 to approve the rezoning and redevelopment plan for North Point Mall, clearing a major hurdle for a proposed sports and entertainment district centered around a 20,000-seat NHL-capable hockey arena.
But there is one very important caveat:
The NHL team is not guaranteed.
The city's approval makes the larger redevelopment contingent on the NHL awarding a franchise to the North Point site by August 24, 2031. If that does not happen, the approved zoning is subject to reversion.
So why am I paying attention to this as a real estate professional?
Because when a community moves fro; ...
