Getting Two Tax Bills in Johns Creek This Year? Here’s What It Actually Means

Getting Two Tax Bills in Johns Creek This Year? Here’s What It Actually Means
If you own a home in Johns Creek, your 2026 property tax bill may look a little different this year, and you may have heard something that sounds even more alarming: you could receive a second bill.
Yes, that is a real possibility.
But before you worry, here is the important distinction: this does not mean you are being taxed twice. Fulton County issued temporary 2026 property tax bills because the county's tax digest was delayed. A final reconciliation will happen once the digest and 2026 millage rates are finalized. Depending on the final calculation, you could receive a refund or an additional bill.
Here's what Johns Creek homeowners, buyers and sellers need to know.
Wy Did Fulton County Issue Temporary Tax Bills?
Every year, Fulton County prepares a tax digest, essentially the countywide record of property values used to calculate property taxes.
This year, the 2026 digest ...

Roswell Homeowners: Is Hillrose Market About to Change Your Neighborhood?

What Roswell's New Hillrose Market Means For Your Home Value
Crews broke ground this spring on Hillrose Market, a seven-acre, mixed-use project rising right where the old Roswell Police Department used to sit, directly across from City Hall. If you have driven down Hill Street between Atlanta Street and Ellis Street lately, you have probably seen the fencing and the equipment.
This is one of the biggest changes downtown Roswell has seen in years, and it is already changing the conversation buyers and sellers are having about the neighborhoods around it.
Will Hillrose Market Raise Home Values Near Downtown Roswell?
Here is the short answer. Yes, most likely, and it usually happens faster than people expect. Big walkable developments with retail, dining, and green space tend to pull home values up for the streets around them well before the ribbon cutting, because buyers start paying a premium for the lifestyle they can see coming. Roswell has limited inventory near its historic ...

North Point Mall is poised for a major transformation. Will Alpharetta’s New NHL Arena Plan Change What Your Home Is Worth?

North Point is poised for a major transformation. Here’s what Alpharetta homeowners and buyers need to know before the puck drops.
If you own a home in Alpharetta, especially anywhere near North Point, GA 400, Old Milton Parkway, Avalon or the surrounding North Fulton communities, there is a development story you should be watching closely.
On August 24, 2026, Alpharetta City Council voted 4–3 to approve the rezoning and redevelopment plan for North Point Mall, clearing a major hurdle for a proposed sports and entertainment district centered around a 20,000-seat NHL-capable hockey arena.
But there is one very important caveat:
The NHL team is not guaranteed.
The city's approval makes the larger redevelopment contingent on the NHL awarding a franchise to the North Point site by August 24, 2031. If that does not happen, the approved zoning is subject to reversion.
So why am I paying attention to this as a real estate professional?
Because when a community moves fro; ...

Alpharetta Just Approved 195 New Townhomes on Old Milton Parkway.

On August 17, the Alpharetta City Council voted 6 to 1 to approve 195 new for-sale townhomes on nearly 30 acres at 3842 Old Milton Parkway, a site that sat zoned for office space and stayed empty for decades. Two well known builders, Empire Homes and Toll Brothers, are splitting the project between them. If you live near Old Milton Parkway or you're watching the Alpharetta market from the outside, this is the kind of news that actually moves the needle on home values, and I want to walk you through exactly why.

Will 195 new townhomes hurt home values near Old Milton Parkway in Alpharetta?
Not likely, and here's the honest reason. That parcel has been zoned for professional offices since it was folded into the old Camden Pond master plan, and no office building ever got built there. An empty, overgrown office pad sitting on 29 acres does nothing for the neighborhoods around it. New for-sale homes bring new neighbors, more property tax revenue for the city, and fresh proof that p ...

Could You Be Paying More Property Tax Than Necessary? A Georgia Homeowner’s Guide to Property Tax Appeals

Could You Be Paying More Property Tax Than Necessary? A Georgia Homeowner’s Guide to Property Tax Appeals
If you own a home in Metro Atlanta, there is one piece of mail you should never ignore: your property tax assessment notice.
    Why?
Because the value the county places on your home can directly affect how much you pay in property taxes.
And with home values changing, reassessments continuing, local millage rates varying by jurisdiction, and new property tax relief measures taking effect in Georgia, it is more important than ever for homeowners to understand what their assessment actually means.
    The good news?
You have rights as a property owner.
And if you believe your home has been assessed at a value that is higher than its fair market value—or you believe you are missing an exemption—you may have options.
Here is what Metro Atlanta homeowners should know.

First: Your Tax Assessment Is Not Necessarily the Same as Your Home's Market Value
    This is on ...
