    The market has changed. Here’s what smart buyers and sellers need to know.

    If you've been waiting for the real estate market to “go back to normal,” here's the interesting part:

    We may already be there.

    The frenzy of bidding wars and waived contingencies has cooled. Inventory is improving, homes are taking longer to sell, and buyers finally have something they haven't had much of in recent years:

    NEGOTIATING POWER.

    But that doesn't mean the market is weak. It means strategy matters more than ever.


    ?? THE NUMBERS AT A GLANCE

    ???? U.S.

    • Median home price: $434,100 | +2.0% YoY
    • Inventory: 4.6 months
    • Median days on market: 29 days
    • 30-year mortgage: 6.65%

    ?? GEORGIA

    • Median home price: approximately $370,000
    • Inventory: approximately 5+ months

    ??? METRO ATLANTA

    • Median price: approximately $420,000 | +1.2% YoY
    • Active listings: 22,972 in the 12-county market
    • Homes are taking approximately 55–58 days to sell
    • Sale-to-list ratio: approximately 96.3%

    The headline I would pay attention to?

    Atlanta sellers are making concessions in nearly 7 out of 10 sales.

    That can include closing-cost credits, repairs, rate buydowns and other incentives.

    In other words, the negotiating conversation has changed.


    ?? IF YOU'RE A BUYER...

    This may be one of the most interesting buying environments we've seen in years.

    You have:

    ?? More homes to choose from
    ?? More time to make a decision
    ?? More opportunities to negotiate
    ?? More seller concessions
    ?? More opportunities to ask for repairs or credits

    But here's my advice:

    Don't wait for the “perfect” mortgage rate.

    If the right home works for your lifestyle and your monthly budget today, you may be able to negotiate a better purchase price or meaningful seller concessions.

    And here's the strategic piece many buyers miss:

    When mortgage rates eventually move below 6%, buyer demand could return quickly.

    More buyers competing for the same homes can mean less negotiating power.

    Today's higher rates are painful—but they are also creating opportunities that weren't available during the frenzy.


    ?? IF YOU'RE A SELLER...

    This is where experience matters.

    The market isn't telling you not to sell. It's telling you not to overprice.

    Today's buyers have options. They compare properties, scrutinize condition, and negotiate.

    The data tells us that well-priced homes can still sell close to asking—but the average sale-to-list ratio is around 96.3%.

    My advice to sellers:

    Price right. Prepare well. Market aggressively. Negotiate strategically.

    That means:

    ? Pricing from current closed comparable sales—not yesterday's market
    ? Preparing and staging before going live
    ? Creating exceptional photography and marketing
    ? Understanding what buyers in your price range are actually demanding
    ? Having a strategy for concessions and negotiations

    The most expensive mistake right now is overpricing your home and chasing the market downward.


    ?? THE TWO NUMBERS I'M WATCHING

    There are two things that could change the game quickly:

    Mortgage rates below 6%

    → Buyer demand could accelerate.

    Atlanta inventory moving back toward 3 months

    → Seller leverage could return.

    We're not there yet.

    That means today's market still offers a window of opportunity—especially for buyers who are prepared and sellers who have a sophisticated pricing and marketing strategy.
